Our profits are generated through cash flow as well as regular refinances of the property. We time our refinances around peaks in the net operating income of the properties as well as interest rate fluctuation. The result is tremendous tax-free distributions to our partners. We do not promote constant "churning" of our properties. We have recognized, after many years of experience, that the best way to maximize returns is to purchase high-quality, safe, well located investment properties at the best price, operate them better than our competition and hold for the long-term.

ARES' in-house construction/renovation company, R³ Construction Services, Inc., provides best-in-class renovation services to ARES as well as third party owners. R³ performs every aspect of property renovation services from plumbing and electrical, to framing, HVAC, painting, flooring installation, and more. R³ boasts a full-service cabinet manufacturing facility and inventoried warehouse.
ARES has brokered over $2 Billion in asset sales and leases and has experience with all product types including: multi-family, mixed use, single family, office, industrial, retail, and specialty properties.
ARES' in-house parking company, Vertical Parking Solutions, Inc. (VPS), is the west coast distributor for Harding Steel's parking lifts. We have installed hundreds of lifts up and down the state of California in apartment buildings, car dealerships, single family homes, and commercial properties.
Marty joined Advanced Real Estate Services, Inc. in 1998 after 20 years in commercial real estate. Before Advanced, Marty worked for Penta Pacific Properties, Marcus & Millichap, and the Bruce Hanes Company. Next, he headed up the acquisition department for Southern California Housing Development Corporation (SCHDC), a 501 C-3 non-profit organization in Rancho Cucamonga. At SCHDC he assisted in acquiring approximately 3,000 units.
Since 1998, when Marty joined Rick Julian as acquisition director, Advanced has purchased approximately 3,200 apartment units valued at over $500,000,000 in Orange, Los Angeles, and San Bernardino counties. They have also acquired approximately 120 houses/condos from Ventura County to San Diego County for a special fund.
Marty earned his BBA from Baylor University in 1978, with concentrations in real estate and management.
As President of Advanced Management Company, Mr. Holloway specializes in problem-solving management. He has supervised the design and planning of projects and property improvements ranging from painting, landscaping, and asphalt repairs, to major razing, construction and reconstruction projects. Mr. Holloway's experience in real estate began in 1971.
Before joining Mr. Julian in 1982, he was affiliated with a major Orange County real estate management and investment brokerage firm. During his five-year association, Mr. Holloway was involved with over 40 properties that encompassed some 3,500 rental units.
Mr. Holloway has supervised the development, restoration, or refurbishing of approximately $200,000,000 in construction and improvements. Mr. Holloway is uniquely qualified in all areas of real estate development and extremely effective in problem-solving management with an unparalleled drive and motivation for excellence.
Richard Julian began his professional real estate career in February of 1977 with the firm Wm. McCabe Inc., a builder oriented firm that specialized in acreage development and new home sales.
Mr. Julian focused on income property and development, and was continually searching for potential sites, and overseeing the processing of project entitlements and land development of subdivisions. In 1981 he formed Advanced Realtors.
Mr. Julian's personal investment experience includes past and present real estate holdings in excess of one billion dollars. Some of the ventures include; warehouse projects, school acquisitions and conversions, tract and semi-custom home developments, condominium conversions, parking operations, and numerous apartment, hotel, office and industrial holdings. Mr. Julian has a broad educational background in finance, as well as in real estate law and real estate economics. He has lived in Southern California since 1953 and has numerous business affiliations with local firms and individuals. His creativity, flexibility and knowledge of real estate basics have made it possible to conclude record transactions.
Growing up in the business, Paul Julian has been immersed in Real Estate since a young age. In high school and college, he spent his summers working for Advanced Real Estate Services, Inc., the firm his Father co-founded in 1982. During this time, he gained experience in all facets of the business from construction and property management to asset management, acquisitions and development. By age 19 he attained his real estate salesperson license and by 23, his broker license.
Paul graduated from the University of San Diego (USD) in 2000 with a Bachelor's Degree in Business Administration and was immediately hired by CB Richard Ellis (CBRE). He spent 5 years working in the Downtown Los Angeles headquarters as part of a select team advising Fortune 1000 companies in their global real estate decisions. In this role, he also spent time working in the CBRE Japan headquarters office in Tokyo.
With a desire to enhance his property development expertise, Paul accepted an offer to join Maguire Properties in 2005. At Maguire, Paul was involved in the development of over one million square feet of Class A office buildings in Southern California. On these high-profile projects, Paul was fortunate to work with some of the most elite architects, engineers and contractors in the country.
In 2007 he obtained a Master of Real Estate Development Degree from the University of Southern California (USC), consistently ranked as the #1 Graduate Real Estate Degree in the Country. In the same year, he received the National Association of Industrial and Office Properties (NAIOP) Developing Leader Award.
In 2008, Paul re-joined Advanced Real Estate Services, Inc. (ARES) and has been able to bring a wealth of knowledge and experience to the company. He has been involved in the acquisition and renovation of over 4,500 apartment units worth over $1.5 Billion. He has also been managing the development of “AERIE,” a $130 million-dollar luxury condo project in Newport Beach as well as “The Shore,” a 50-acre mixed-use development project in Huntington Beach.
Paul currently serves on the Urban Land Institute (ULI) Orange County, Capital Markets Council as well as the USC Price Real Estate Associates & Affiliates (PREAA) Council.
Robb Cerruti joined the Advanced Real Estate Services, Inc. Team in 2003. His responsibilities include Asset Management, Project Management including the San Juan Meadows development and Investor Relations. Robb has been involved in the acquisition of over 3,000 apartment units and the financing of nearly a billion dollars for the Advanced Portfolio.
Robb has a Bachelors Degree from the University of California Santa Barbara, is a licensed California Real Estate Broker and a Member of the NATIONAL ASSOCIATION OF REALTORS®
