Since 1982, our private partnerships have acquired carefully selected properties in Southern California. We are a long-term holder. Our profits are generated through cash flow as well as regular refinances of the property. We time our refinances around peaks in the net operating income of the properties as well as interest rate fluctuation. The result is tremendous tax-free distributions to our partners. We do not promote constant "churning" of our properties. We have recognized, after many years of experience, that the best way to maximize returns is to purchase high-quality, safe, well located investment properties at the best price, operate them better than our competition and hold for the long-term.
